UPDATE - May, 2010

Dear Owners,

It is heartening to know that the economic crisis is over.

The good news -- Country Towers is receiving new enquiries from agents on rental of our apartments again.

A number of potential tenants came to view our units but not all were successfully taken up because some apartments were not furnished with the basic necessities i.e. furniture, electrical home appliances (washing machines, television sets, refrigerators) and kitchen utensils.

Suggestion:
Owners who wish to rent their units out have to think about furnishing their units. Most expatriates do not want to rent unfurnished apartments because they do not want to buy furniture because it would be troublesome for them to dispose these items when they terminate their rental.
  1. CHOICE OF TENANTS [ see Attached Malay Mail news report/ House Rule ( I ) ]

    Owners should choose their tenants carefully. Mature, corporate tenants should be your preference. Avoid immature “student” groups who may become a problem after they rent your units.

    Mr. Wong was instructed to advise potential tenants on our House Rules before they think of taking up tenancy at Country Towers. We want to prevent the attached ugly incident from happening at Country Towers.

  2. RE-EMERGENCE OF TWO OLD PROBLEMS

    • Lightning
      The lightning problem has re-surfaced. The insulators installed are effective on other appliances but not effective in protecting the lifts' electronic cards for the calling buttons.

      In view of this, the management has decided to use only one calling button between 2nd to 18th floor intil the problem is resolved so that both cards will not be damaged at the same time.  CTMC would like to seek owners' understanding on this matter.

      Mr Wong is currently seeking advice from 3 consultants.  CTMC would like to ask owners with expertise in this field to help contribute their experience and knowledge. Mr Wong will collate all recommendations and information received and present them to the committee for action.

    • Termite Infestation
      Termites are infesting Straits View Condominium at Permas Jaya and our neighbours at Taman Rinting and Megah Ria. Country Towers is not spared as 6 units were affected and the management is tackling the problem now.

      This is a land as well as “man made” problem. Many building contractors (including the sub-contractors who built the Country Towers) are irresponsible. They did not remove the wooden debris after their building projects were over, so the decaying wood debris became breeding grounds for termites.

      Termite infestations were also discovered in empty units.  CTMC request all owners to make periodic checks on their units so that the infestations do not become widespread.

      The committee therefore request all owners and tenants to be alert and continue looking out for termites and report to the management immediately when they are discovered.

  3. THE 4-FRONT IMPROVEMENT PROGRAMME

    1. Security, 2. Lift Upgrade, 3. Office Renovation, 4. Country Towers’ Accounts

    The committee is very happy to announce the early completion of our “4 FRONT” Programme which was originally targeted to be completed in June.

    • SECURITY - Completed [see attached SECURITY NOTICE (II) ]
      This is our 1st Front that faces the public, owners, tenants and visitors. There are 3 Nepalese Guards. To avoid double standard and confusion, we have given all of them a standardised security procedure to follow.

      The guards are instructed to be firm and polite when checking the visitors even though some of them may turn unreasonable or abusive. Please ask your tenants and visitors to co-operate with the guards so that their exit and entry to the estate will be smooth.

      Owners are requested to support the guards as they are doing their job in upholding the security. Their morale must be kept high to encourage them do their job well.

    • LIFT UPGRADE - Completed [see attached pictures ]
      All the 4 lifts at the 2 Towers are fully renovated and upgraded. They are all installed with CCTV with recording devices to prevent vandalism. This is our long-term upgrade because we do not want to spend any more money on them for a long time to come.

      Mr Wong, our manager, used his previous trade skills and experience, installed the CCTV, LCD monitor, DVD recorder and lights in the lifts personally. On behalf of CTMC and all owners, we wish to thank Mr Wong for his help in saving substantial cost in this lift upgrading project.

    • OFFICE RENOVATION – To Completed in late May
      The office which is used for transacting condominium matters, is our 3rd Front. This is our frontage facing residents, housing agents and the public. To leave a good impression to visitors, a professional and organised frontage is absolutely necessary.

    • MANAGEMENT ACCOUNTS – Completed, Under Auditing
      This is our 4th Front which is most important. It is the committee’s obligation to all our owners. We want our owners to know our financial position after enduring so many years of hardship and bad experiences. The accounts for 2006-2008 are completed and now going through audit by our auditors.

    • Road Re-Surfacing/Soil Erosion/Drainage
      We did not re-surface the road and car parks as it is a very costly project. The management’s temporary measure to patch-up the eroded areas is effective so the project is postponed until we have sufficient fund of around RM$200,000/=

      Since the estate is more than 10 years old, it is advisable to take preventive measures against further erosion. In our 2010 July AGM, I shall propose a motion on the setting up of a “Road Re-Surfacing Fund”. All owners will be asked to contribute their share so that we can have enough money to go ahead to re-surface the road and carparks.

  4. WEBSITE FOR COUNTRY TOWERS

    As planned, the website is under construction.

  5. WET ATTIRES AT LIFT LOBBIES & IN LIFTS

    I wish to repeat my previous request in my JAN2010 UPDATE on wet attires. Please ask your tenants not to wear wet swimwear at the lobbies and in the lifts because there are people of different cultures living in the estate and wet floors may cause accidents.

Gangsters issue death threat

KUALA LUMPUR: It was like a scene out of a movie.

A group of 10 men, believed to be gangsters, turned up at the Le Chateau 2 condominium in Lorong Syed Putra Kiri in Taman Seputeh, and frightened its residents to "death" early last week.

"The men came in four cars on Monday night and confronted about 25 people consisting committee members, residents and security guards," said Foong Chin Fee, chairman of the joint management committee of the condominium.

"The men shouted expletives while gesturing vulgarly at us for two hours. One man even issued death threats to us."

Foong said the problem started when students of the Windfield International/Nirwana Nursing College, who occupy 22 of the more than 170 units of the condominium, began inviting their friends to stay over, which is against the condominium rules.

"A few months ago, we put up a notice reminding students only those with resident cards can enter the condominium and that it would be enforced," Foong said.

When the warning fell on deaf ears, the committee approached the college to report non-resident students "camping" at their friends' units.

"Unfortunately, we were simply asked to ignore the students' antics, which left us with no choice but to enforce the house rule."

The committee lodged a police report after the incident involving the 10 men.

When contacted this morning, Brickfields police chief ACP Wan Abdul Bari Wan Abdul Khalid said the case is still under investigation.

Dear Owners/Residents,

VISTORS/GUESTS TO COUNTRY TOWERS CONDOMINIUM

To avoid the same incident that happened at Le Chateau 2 Condominium in Kuala Lumpur. (See attachment reported in The Malay Mail 01/02/2010 ) All visitors/guests to Country Towers Condominium are to be registered with our security office and comply with our security requirements.

Normally, visitors/guests are not allowed to stay overnight in the condominium. The management will only approve overnight stays under special circumstances e.g. overseas relatives visiting for special ocassions, weddings, birthdays etc. If approved, maximum of 3 nights will be allowed.

Extension of stay in the same unit (or other units) by the same guest/guests in the same month will not be allowed. This is to prevent abuse and, most importantly, straining the common resources and amenities in the condominium.

Under ‘sympathetic’ circumstances, the management may approve requests for extension provided there are no complaints received from other residents on the guest/guests. Also, the management reserve the right to impose an administration/amenity fee of RM150 per night to cover the administration, amenity and security cost.

Kindly take note our HOUSE RULES as follows:-

  • Pursuant to our House Rules, the maximum number of occupants per unit including owners/tenants’family members and guests shall remain at a maximum of 7 (seven) persons.

  • Owners shall be responsible for the conduct and behaviour of their guests and are liable for any damage/damages caused by the misbehaviour of their guests.

  • The management reserve the right to evict any visitor/guest if he/she is deemed undesirable and a nuisance to other residents in the condominium.
